Rockledge board approves reduced parking ratio for 100-unit affordable housing project

On July 7, 2025 the Rockledge Parking Board authorized MHP Brevard I, LLC to provide 150 parking spaces for a proposed five-story, 100-unit project at 1200 Cogswell Street. Dr. Brenda Fettrow moved to authorize the reduction "to use 150 parking spaces for the 100 units on site, thus resulting in the 1.5 ratio," John W. Cooper seconded, and the vote passed unanimously.
Developer Jonathan Sternbach described a mostly one-bedroom unit mix (about 70% one-bedroom) and said the change is aimed at keeping the project affordable: "the applicant’s goal is to keep the project affordable from an operational perspective." Board discussion noted the reduced ratio was tied to site-specific stormwater design and neighbor concerns about use of a retention pond. The board did not set additional conditions at the meeting; Cooper said detailed fencing and ingress/egress issues will be resolved during site-plan review.
