The Arundel planning board approved a two-phase project by L and R Family Holdings on Route 1 that would deliver 22 residential units across two buildings per phase, but the town will not start the project's timing clocks until the developer secures outstanding state and federal environmental approvals.
"They are waiting on DEP and the Army Corps of Engineers for certain approvals, necessary for them to start construction," a committee member reported. The planning board approved both phases but set the project's formal start only after final DEP and Army Corps decisions, preserving the town's one- and two-year timing windows for construction and completion.
Members said they expected the project's first phase to include commercial leasable space and encouraged lease provisions forbidding storage of hazardous waste or explosives in those areas. The planning board noted the developer intends to phase work so phase 2 will not start until phase 1 is filled or otherwise secured.
