The Whitley County Board of Zoning Approvals unanimously approved 26WVariance5, allowing Triad Indiana Holdings, LLC to exceed the IPM-district lot‑coverage limit for a laydown yard at a property identified on East 100 South in Union Township.
County planning staff Nathan told the board the proposed laydown area would improve about 8.8 acres of an 11.79‑acre site, “We’re right around 75% coverage,” and that the zoning code maximum is 65%. Nathan said the proposed surface—slag rather than pavement—has a lower impervious coefficient than typical gravel and that staff did not identify substantial public‑health or safety impacts if drainage is handled as proposed. Petitioner Steve Fryman, who identified himself as “with Trad Metals,” said the additional space and proposed materials were needed for safe handling and maneuvering of forklifts and delivery trucks.
The petition had been continued from prior meetings while plan details were finalized. After a brief public hearing with no speakers, the board voted to approve the variance (motion moved by Kelly Sheets; seconded by Kim Kurt Sessler). The motion passed unanimously. The petitioner asked staff to review a previously discussed berm/tree‑line matter affecting sightlines on East 100 South; staff agreed to follow up with him.
