Selectboard approves Raptor Lane housing RFQ, seeks subsidized partners

The Dorset Selectboard voted to approve a request for qualifications (RFQ) to solicit development partners for housing at the Raptor Lane site. Joe Weith of White & Burke presented the firm’s experience and described the RFQ as a first step; selected respondents would be invited to submit detailed proposals, pro formas and project concepts. The board approved the RFQ with minor edits by unanimous 4-0 vote (mover: Frank Parent; seconder: Jim Salsgiver).
Board members and Housing Committee participants discussed timing, town contributions and financing. Rob Gaiotti and Weith warned that the type of workforce and senior housing envisioned “would have to be heavily subsidized,” and that the RFQ lists Town assets and potential assistance the Town could contribute. The general timeframe for the RFQ/RFP process was estimated at roughly 3–6+ months before a development agreement could be negotiated. The RFQ will be used to identify interested developers or nonprofits and then narrow candidates for a more detailed RFP.
