DRB advises Ricki Marcelle to file two‑lot subdivision as PRD amendment

At the June 23 meeting Ricki Marcelle presented Permit #26‑404, a sketch plan to subdivide a remaining parcel created under a 2013 Planned Residential Development (PRD) into two lots. Marcelle said four of the six originally approved PRD lots were already developed and that he intends to retain a roughly five‑acre parcel containing his residence and sell the remaining approximately fourteen‑acre piece. He confirmed that wastewater and a water supply have been approved for the house site on the larger parcel and that a right‑of‑way to the parcel already exists.
Board members, led by Kevin Brown, advised that the application should be filed as an amendment to the existing PRD and that the final plat should reference the prior PRD approval. Mr. Brown asked that the applicant obtain review by Fire Chief LaRose and approved the proposed turnaround at the property line between the two lots. No formal vote on the subdivision was recorded; the board’s direction was procedural and advisory pending a formal amendment application.
