Mr. Livingston confirmed each lot will be a little over five acres and will be served by its own well and wastewater system; he noted that some wastewater or utility easements across adjacent lots are likely and that power would run along the roadway with underground connections to individual residences. He indicated he understood Act 250 review and a Selectboard curb‑cut permit will be required.
DRB Chair Kevin Brown said the proposal will be considered a major subdivision and "that the Board will likely require that the roadway be constructed according to VTrans B71 standards." He also said the Board will require a letter from the Fire Chief approving access and turnaround areas for emergency vehicles.
No formal action was taken on the sketch plan at the meeting; the board outlined requirements and next steps for the applicant to address in future submissions.
