Starksboro planners propose targeted edits to open-space bylaws

The Town of Starksboro Planning Commission reviewed proposed changes to the zoning open-space provisions at its June 4, 2026 meeting. Planning Commission member Dan Nugent proposed multiple specific edits to the open-space language, including changing “entire parcel” to “Proposed PUD Lot,” clarifying the main paragraph of section 358.G, changing subsection (A) to read “lot may be up to twice as large as the district minimum,” and adding the phrase “like condominiums” to subsection (2).

Nugent also recommended referencing the charts in section 241 in subsection (3) and revising section 358.H to eliminate subsections (1) and (2) while retaining 2a, with a recalculation method that determines required open space by referencing section 211.a and subtracting each proposed lot size in the PUD from the required lot size in the chart. The commission asked member Luke McCarthy to draft the edited language; the edits are scheduled for review and a vote at the next meeting.
