The Preble County Rural Zoning Commission on March 3 approved Case 1638, allowing the separation of a 5.001‑acre tract from a larger 116.47‑acre parcel for a proposed single‑family home on the west side of State Route 122 in Gratis Township. Brad Kramer read the application and Adam Huff, representing his parents Lisa and Christopher Huff, described driveway access and a shared maintenance agreement.
Adam Huff told the board he planned to run the driveway “down the tree line” and across an existing culvert and that the family has a prepared legal maintenance agreement splitting driveway upkeep 50/50. Wm. Clark Brown moved to approve the request under Sections 801 and 1103.01(B–I); John Toschlog seconded. The roll‑call vote was 4–0 in favor, and staff said the Commissioners will hear the case April 1 at 9:30 a.m. in the County Commissioners’ Chambers.
The board recorded no public opposition during the meeting and noted the proposal meets zoning rules for splitting the parent parcel. The approval forwards findings of fact to the County Commissioners, who have final authority at the April 1 hearing.
