Resident urges tighter ADU limits, warns proposed rules could increase density

Janice Bowles identified herself and told the board she had emailed commissioners with concerns before speaking in public comment about ADU size limits and subdivision implications.
"My main comment on this... I feel that the ADU size is out of parameters of normal that we're proposing," Bowles said, noting examples in other Georgia counties and saying "we're proposing 1,500 possible if the house is 3,000." She argued that under the draft a 200-acre tract could allow an extra ADU on many lots and produce higher density than residents expect.
Planning staff and commissioners acknowledged the concern and emphasized that the 1,500-square-foot cap is adjustable and that the draft includes conditions intended to keep ADUs accessory to primary homes rather than standalone primary dwellings.
