Upson County holds first reading of zoning amendments, staff proposes ADU limits and data-center standards

The Upson County Board of Commissioners opened a public hearing and held a first reading of text amendments to Appendix A of the county zoning ordinance on proposed new regulations for multiple zoning districts.
Planning staff summarized the draft, highlighting new standards aimed at industrial districts and data centers, proposed minimum acreage and buffer requirements, and a number of other technical updates. "It's 50% of what the heated floor space of the primary house is not to exceed 1,500," planning staff said of the draft accessory-dwelling-unit rule, adding a 400-square-foot International Building Code minimum for any dwelling unit.
The draft also incorporates truck-parking provisions moved from a prior ordinance, a tiered subdivision review structure and requirements for environmental-impact studies and special exceptions in some cases. Staff said a concise, bullet-point memo summarizing the changes is available and can be posted on the county website for public review ahead of the board's next workshop.
Commissioners agreed to review the draft at a work session scheduled for the first Wednesday in August and to consider the effective date at the second reading if they move to adopt the ordinance. No final action on adoption was taken at the meeting.
