The City of Eagle Design Review Board on Sept. 11 approved the TeraView multifamily common-area, landscape and architecture design review for a roughly 12‑acre parcel previously platted in 2022 for up to 192 units.
Jamie Snyder, a landscape architect with Ardura, presented site layout and amenities, saying the project provides 407 parking stalls — “That’s 1 more than the required 406” — and includes a clubhouse, pool and pool house, tot lot, 0.5 basketball court, fenced dog area, and a large central green space. She described 35‑foot landscape buffers with 5‑foot berms on multiple frontages, double‑width plantings to the north and south, and a craftsman-style palette for buildings with a maximum height of 34 feet 11 inches.
Planning staff Barb Williams noted several site‑specific conditions (concealed fasteners for metal roofing, terminal islands with trees, revised elevations) and confirmed rooftop mechanical screening had been shown such that an earlier staff condition could be removed. Board members pressed for denser screening around utility and meter panels, alternatives to white standing‑seam carport roofs to minimize glare and upkeep, and a broader distribution of color across building materials. The chair moved to approve DR‑2025‑63‑10 with project- and site‑specific conditions (including additional items numbered 11–17 covering color options, mechanical-chase verification, drainage details for carports, dog‑park surfacing, pool-fence height verification and screening details). The motion was seconded and passed with all present members voting aye.
The approval is conditioned on the applicant providing revised plans and materials samples for staff review as specified in the site-specific conditions; staff will review and approve certain details at the administrative level or with one board member as noted in the conditions.
