Resident reports slab moisture, asks CDD and HOA to coordinate drainage fixes

Lynde Sorensen, an Oak Run resident, said her home at 27123 Sound Way experienced significant moisture intrusion under the slab that has led to buckled master bedroom flooring and mold. "She stated that she needs help to get the downspouts farther from the home, and to install the drain tiles," she told the board, citing a foundation specialist who recommended perimeter drain tiles and 5'–10' downspout extensions after finding very high moisture levels in the concrete slab.
Staff and board members said inspections found no plumbing or HVAC leak; the cause appears related to groundwater or stormwater ponding rather than a service line failure. District Engineer Charlie Krebs noted drainage was not originally installed at the location because the area was once an indigenous preserve and, after rezoning, became Club land outside the water-management system. Chair Bob Schultz said the board views drain tiles as an HOA responsibility but acknowledged the CDD might be able to help address surface ponding that submerges underground downspouts.
