Douglas Hoffman said they "needed a shed; they found a good spot that is flat and compacted soil within 100’ of the stream," noting a former A‑frame and a crumbling foundation on the footprint. Board members asked whether other sites were considered; Hoffman said an alternative was also within the buffer and steeper. When asked how water would shed from the proposed location, Hoffman said the pitch would shed runoff toward the road and not toward the stream. The applicant estimated the shed would be "about 75'" from the stream, while the submitted plans show 63'.
Board member Beth Eisenhower raised concern that the structure appeared "on the large side like a garage" and worried equipment stored near the stream could cause leaching. Hoffman responded that, given the door placement, most activity would occur on the driveway side; he said the new building would sit on pilings with a wood floor and timber frame and confirmed they would remove the existing structure if the new shed is approved. Mike Quenneville moved to close the hearing; Beth seconded and the motion carried unanimously.
