The Planning and Land Development Review Committee recommended approval of the Oak Hill Commercial final development plan, conditioned on the satisfaction of Technical Review Committee comments and a clarified final use.
Sri Kathani of Kimley‑Horn summarized staff concerns: the parking interior must include landscape islands that total 10% of the interior parking area with verified dimensions, monument signage must meet the 20‑foot setback from the property line, and the site data table should include the floor‑area ratio (FAR). Kathani also noted attached comments from Mead & Hunt on grading, utilities and stormwater that the applicant must address.
Bob Lucas of Lucas Development described plans to remove a dilapidated building, rotate and set the new structure back from the front property line, modernize finishes and coordinate a new water connection along the front of the site. Lucas said the team will meet required conditions and, if the use proposed for the site changes materially, they will return for further review. "I do want to start off with a quick apology. We don't have a formal presentation," Lucas said, adding the applicant will comply with required conditions.
The motion to recommend approval was moved by Commissioner Mike Arman 'contingent on the final usage' and amended to require satisfaction of TRC comments; a roll call vote recorded all present commissioners as 'Yes' and the motion carried.
