City Assessor Dean Peters told the Verona Board of Review that the 2026 assessment roll has been completed and that open‑book adjustments have been incorporated into the roll.
Peters said the office conducted roughly 65 open‑book appointments and reviewed about 80 properties. He described this year's work as an interim market update intended to return assessed values to approximately 100% of market value, and he told the board the city's residential assessments rose about 13% overall. "The 2026 assessment roll for the city of Verona has been completed, and all the open book changes that were made have been recorded in the assessment role," Peters said. He explained that assessors use sales within two years of January 1 and apply time adjustments; in his packet he used five comparable 2024 sales and applied time‑adjustment factors to account for market changes.
Why it matters: The assessor's methodology and the reported citywide increase inform expectations for property owners and for municipal revenue forecasting. Board members asked for clarifications on measurement, finished‑basement area, and software fields such as a 'composite rating,' which Peters said he does not rely on.
