Staff explained a privately requested rezone of two Pinnacles/Aviator parcels totaling about 16 acres from CN (commercial neighborhood) to AG (agriculture) to address interim tax assessment and greenbelt eligibility issues. Rob said one patent parcel had been left off prior legal notices but would be included before Council consideration. Applicant Andy Flam said the road is currently a dead‑end, market demand for commercial uses is low and the parcels were split by recent road improvements, which triggered county reassessment. "We're dry farming the northern portion of the property, and we've got a lease on that," Flam said, explaining the interim agricultural use and the intent to seek commercial zoning later when demand warrants.
Nearby resident Austin Thornhill asked whether neighbors would have the opportunity to comment if the site were later rezoned back to commercial; staff said future rezoning would follow the public hearing cycle and that neighborhood input would be part of that process. The commission voted 3‑0 to forward a positive recommendation to council.
