The commission approved a variance to the MU‑2 setback standard that will allow a proposed nine‑unit apartment project on Maloney Avenue to move forward to replat and site‑plan review.
Staff Planner Mikayla Dickinson explained the request as a 5.75‑foot reduction from the 15.75‑foot street‑side setback required for structures with building heights above 35 feet; the building height exceeds 35 feet by about 1.5 feet, which generates an additional 0.75‑foot setback requirement under ordinance formulas. “This is a request for approval of a 5.75 foot variance from the minimum 15.75 foot street side building setback,” Dickinson said. She told commissioners that the affected encroachment area is limited and staff found it would not be detrimental to public health, safety or welfare. Transportation staff had reviewed the site plan and did not flag visibility or traffic problems.
Commissioners discussed neighborhood visibility and architecture and expressed support for allowing varied infill housing types. A motion to adopt the staff report and grant variance PV 25‑20272704 passed unanimously.
