Developer and consultant say design limits wetland impact, promotes walkability

The applicant's design team told the Board of Zoning Appeals the proposed townhome project was intended to fit the Village Node context and preserve green space.
Keane McLaughlin, landscape architect and planner with Thomas and Hutton, said the plan "preserved most of the wetlands to the back" and that the layout is mostly alley-loaded with pedestrian connections to nearby commercial areas. The design team estimated a preliminary wetland impact of about 0.25 acre and said they would avoid larger impacts where possible. Consultant Chris Ackerman said the team completed a draft TIA for due diligence and that "the numbers are very minimal," while acknowledging that any final, third-party TIA would be reviewed by the city and SC DOT if the project moved forward.
Staff reminded the board that compliance with townhome standards, stormwater modeling and any required DOT approval are prerequisites to any project approval.
