The Calvert County Board of Appeals convened Oct. 3 in a hybrid session and processed two cases quickly, approving both variances by unanimous 3–0 votes.
The board approved a variance for Emilio Marrero to build a 32-by-15 deck that intrudes slightly into a steep-slope buffer, imposing three conditions including a 3:1 mitigation planting requirement for the 55-square-foot disturbance. It also approved John Simpson’s request to screen an existing 21-by-8 deck at 313 Deer Drive, finding the request modest and consistent with neighborhood precedent and granting the variance with no additional conditions. No members of the public testified at the hearing. Board members asked that staff provide updates at future meetings on pending appeals, including a case noted in the record that is scheduled for a Dec. 3 hearing.
