Planning staff to revise Prince Frederick Town Center draft after public comments; commissioners favor delaying hearing

Planning and Zoning staff told commissioners the June 2024 draft of the Prince Frederick Town Center master plan was distributed to state and local agencies and posted for public comment; staff reported that 5 agencies and 11 individuals submitted feedback during the 90‑day comment period. Staff said they will use track‑changes and side comments to show which revisions stem from public comments or agency input and will update the draft ahead of the public hearing.

Several commissioners said the December 18 tentative public hearing date left too little time for the public to review revised materials and for staff to coordinate agency responses. One commissioner proposed publishing revised materials in December and holding the public hearing in January; another recommended that agency comments be posted by early December to give the public at least 30 days to review. Staff said they preferred a January hearing to allow more time to coordinate with departments and to incorporate detailed agency feedback. The commission reached consensus to ask staff to publish agency comments and consider a January public hearing date so the public has adequate time to review the revised draft.
