The applicant proposed a condo plat to reserve additional land for a future second building but acknowledged deed restrictions and water-service constraints that complicate a multi-building concept.
Staff emphasized the Bridge Street District's mixed‑use, pedestrian-first expectations and noted the applicant requested a waiver to permit a commercial-center building type in that location. Staff also flagged a newly identified need for about 17 feet of additional right-of-way to accommodate a future bus‑rapid‑transit alignment along West Dublin‑Granville Road, which affects building placement and parking. Commissioners repeatedly urged stronger ground-floor activation, more rigorous architectural articulation, and clarity on deed-restriction negotiations with the Lowe’s outparcel before proceeding. Because the submission was a concept review, the commission offered specific refinements rather than taking action; staff and the applicant agreed to continue coordination on zoning waivers, parking counts and water‑service verification.
