Staff said existing street‑side setbacks along Beaumont Street vary from about 5 to 15 feet and that the proposed development (staff noted an approximate 2,200‑square‑foot single‑story proposal) would be compatible with the neighborhood pattern. The original house (about 856 square feet) was demolished in 2025 with a permit. Staff recommended approval and the board passed the variances by unanimous vote.
Board members discussed homeowner responsibility for easement repairs where applicable and asked staff to correct an agenda numbering error on the slide; staff said they would fix that before the hearing. The case is ZBA26020007; building permits and standard plan reviews remain prerequisites to construction.
