The Grand Prairie Zoning Board approved a variance on March 16 allowing a proposed house of 1,500 square feet at 322 Wright Boulevard where the Unified Development Code requires a 2,000‑square‑foot minimum living area for the district.
Staff said the lot was platted in 1954 with a 60‑foot width that does not meet current SF‑3 district lot‑width standards (70 feet). The original home, built in 1968 at roughly 1,428 square feet, was demolished in 2025 after fire damage. Staff recommended approval because the proposed living area fits the block’s character — homes on the block range from about 1,410 to 3,670 square feet — and recommended the variance as reasonable redevelopment of a nonconforming lot.
No members of the public raised objections and the applicant declined to speak. A motion to approve the variance passed 9-0. The approval allows the applicant to proceed toward building‑permit review subject to standard plan checks.
