Staff presents Cyclone plan for two small office‑warehouses on West Trinity Boulevard

Planning staff presented a proposal for two small office‑warehouse buildings at 1206 and 1208 West Trinity Boulevard during the March 10 staff briefing of the City of Grand Prairie Planning and Zoning Commission. The applicant described the buildings as one‑story, multi‑tenant units intended for light industrial and trade contractors rather than heavy commercial trucking; staff said they meet parking, density and dimensional requirements and will provide required street trees. "Staff recommends approval with the noise study being approved by Public Health and Environmental Quality prior to building permit issuance," a staff member said.

Commissioners asked about proximity to a nearby mobile home park and community outreach. A staff member said the building peak is about 31 feet and that "they are actually 56 feet away from the mobile home park neighborhood," and that the applicant located a detention pond and screening to maintain at least a 50‑foot separation from the mobile home park. Commissioners pressed whether the project could introduce truck traffic into residential streets; staff replied the design limits heavy truck use and that the buildings are not intended for 18‑wheelers. The briefing contained no formal vote; public hearings on the item will occur during the regular meeting scheduled to follow.
