The Planning and Zoning Commission unanimously approved site-plan STP25070024 on March 10, clearing the way for two office-warehouse buildings at 1208 West Trinity, one about 16,000 square feet and the other about 7,000 square feet.
Staff said the property is already zoned light industrial and that the plan meets density, dimensional and parking requirements; DRC recommended approval with the condition that a noise study be approved by Public Health & Environmental Quality prior to building permits being issued. Applicant Max Cobian, who said his company chose Grand Prairie for its first Texas investment, told commissioners the buildings will target contractors and small trade users and will not host heavy machinery.
"We're just looking to build a great place for small mom-and-pop companies to have a good place to operate," Cobian said. Commissioners asked whether the applicant had done neighborhood outreach and Cobian said he would personally visit nearby residents to discuss concerns. After a short public comment period with no speakers opposing the item, a motion to approve per DRC recommendations passed unanimously.
