"This new grocer and a proposed pad site ... are going to be a plan to add a 1 pad site on the Centreville," a staff presenter said. Staff said the center has been targeted for revitalization for roughly two decades and reported the site’s current improvement value at about $300,000 and annual city revenue under $20,000.
Council members praised the redevelopment potential and asked about traffic and safety; staff said intersection improvements on 635 and Centerville and other planned projects should ease congestion. Council Member Dutton noted other nearby redevelopment and called the H‑E‑B plan a catalyst for the area. The council did not take formal action on the briefing; staff said they will return with site‑plan and agreement details as they are finalized.
