Board approves first reading to rezone Memorial Ave lot for medium-density housing

The Board of Mayor and Aldermen on Thursday approved the first reading of an ordinance to rezone a lot on the west side of Memorial Avenue from B-1 General Business to R-2 Medium Density Residential. Building Official Beshires told the board that property owner Zach Hannis requested the change to enable construction of two single-family homes or a duplex, and that the Planning Commission recommended approval.
Mayor Terry F. Bell opened the required public hearing and, hearing no comments, closed it. Alderman Mark A. Barber moved to adopt the ordinance on first reading and Alderman Michael Phelps seconded. A roll-call vote recorded ayes from Barber, Donna Butler, Phelps, Jason Rhodes and Keith Smith; Ald. Buel Maness was absent. The board scheduled the ordinance’s final reading for the next regular meeting.
The rezoning would convert a parcel behind the Market from commercial to medium-density residential, which Beshires said would allow residential development consistent with the owner’s plan. No members of the public commented during the hearing. The board did not vote on final adoption Thursday, leaving time for any required notice or follow-up.
