The Zoning Board voted to approve a special permit and setback variance on June 18 to allow Nathan Hall to build a detached two-car garage (26 by 30 feet, approximately 780 sq ft) at 40 Delphus A Monast Junior Way.
Ted Lizinga of Tilton & Associates told the board that the lot’s topography and the location of the existing septic system create site constraints. "If we move it any closer, we're gonna impede on the 3 to 1 breakout grade that's required by Title 5," Lizinga said, explaining the need for the requested placement. A board member moved to approve the permit allowing four garage spaces and side-yard relief; the motion carried.
The board recorded topography and Title 5 requirements as the hardship justifying the relief, and approved the proposal subject to standard conditions noted at the hearing.
