Colebrook voters approved four zoning-related ballot articles addressing accessory uses, detached accessory dwellings, short-term rentals and cluster housing density bonuses.
The Moderator read the results: Article 2 (expanding definitions of “Accessory Building or Use” and “Public Accommodations”) passed 241–160; Article 3 (detached accessory dwellings up to 1,200 square feet, with water and a maximum of two bedrooms) passed 252–150; a separate Article 3 entry to add Short-Term Rental as a permitted use passed 244–153; and Article 4 (updates to Cluster Housing Regulations and a density bonus to encourage homes of 1,200 square feet or smaller) passed 221–173. The Moderator announced the tallies after votes were counted at the start of the meeting.
Local officials framed the changes as updates to permit additional housing types and short-term lodging options under specific size and safety limitations. The votes follow state statutory processes that require zoning changes to be placed before voters. These amendments will alter the town’s zoning definitions and permit framework pending any required administrative follow-up.
