After staff and applicant presentations for RZ‑24‑0012, several commissioners focused questions on site details rather than the land‑use merits. Commissioner Katzen asked whether roof drainage uses interior drains or visible downspouts; applicant counsel said prototype details could be clarified with the developer and provided at a later meeting.
Commissioners also asked about sidewalks and pedestrian safety. Staff and the applicant confirmed the project adds sidewalks to the Dutch Brothers frontage but acknowledged an existing sidewalk gap adjacent to the bank that may require coordination with the city of Roswell. "There there will be a gap that exists because of the bank, and that is a gap that the city may have to look into in conjunction actually with the city of Roswell," an official said.
On operational design, commissioners asked how long it takes for a car to clear the service window and whether stacking would back into the shopping center circulation. The applicant said Dutch Brothers’ beverage‑focused operation typically clears vehicles faster than full‑service restaurants and the two‑lane stacking was designed to meet code. The commission asked staff to ensure final building and engineering plans show adequate rooftop screening, downspout locations, sight‑line checks for the parapet and that crosswalk signage and dumpster screening conditions be included in the approval.
