The City of Johns Creek received a rezoning application (RZ-25-0001) and concurrent variance (VC-25-0001) for two parcels at 11705 Fox Road and 11720 Jones Bridal Road, a combined 6.067 acres, the planning and zoning manager said at a public participation meeting.
“My name is Alex Brock, with Smith Cambrell Russell. I’m the land use attorney for the applicant,” Brock said as he introduced the Providence Group representatives and described the proposal. The applicant is seeking a Neighborhood Unit Plan (NUP) designation to build 20 single‑family detached houses at about 3.29 units per acre.
The application describes homes ranging from about 2,700 to 3,800 square feet with 4 bedrooms and 4.5 bathrooms. The developer also requested a variance to reduce the minimum building separation from 14 feet to 10 feet. Brock said stormwater detention would be underground and that perimeter and central open space would be included in the plan.
The formal presentation was live streamed; the city’s planning and zoning manager said the presentation portion would be recorded but that a subsequent, candid question‑and‑answer session would not be streamed. Brock said the project is scheduled for a planning commission public hearing in May, followed by a city council hearing; exact dates are posted on the city website.
No formal vote occurred at the meeting. The presentation closed and staff invited community members to ask questions during the non‑streamed period.
