The applicant's traffic analysis presented to the Alpharetta Planning Commission estimates about 100 AM peak-hour trips and 103 PM peak-hour trips from the proposed 195-townhome development at 3842 Old Milton Parkway.
Planning staff noted that, compared with the site's existing office entitlement (up to 315,000 square feet), residential use would generate substantially fewer peak‑hour trips. “If office was developed… it would represent a 113% decrease in AM peak hour trips and a 105% decrease in PM peak hour trips” when switching from office to residential, staff said. Several adjacent residents and written commenters disputed the traffic conclusions and asked for independent, seasonally adjusted field verification and supplemental multi‑day counts, including school-bus peak periods, citing limited sight lines and steep grades at key turns. The applicant and staff said they coordinated with GDOT and that proposed improvements include extended left-turn storage and an enhanced pedestrian crosswalk; staff also said a 3‑way stop at Cotton Creek Entry is being considered subject to warrant analysis.
Commissioners pressed for clear sight‑distance mitigation and confirmed that any required turning‑lane improvements and final traffic geometry would be part of permitting and coordination with GDOT and the LDP process.
