Commission tables ITEAM Forward consolidation after contested test pit placement and septic concerns

The Planning Commission voted May 7 to table an ITEAM Forward LLC consolidation after surveyor Brian Almeter acknowledged a soil test pit marked as 2A had been located across the property line on neighboring land, and the plan did not accurately show the absorption area or functioning test pits.
Adjoining property owner Eric Hageder said one of the test pits had been physically dug on his property. Almeter said the original test-pit placement was based on handheld coordinates by the soil scientist and that subsequent staking showed the pit location was approximately 9–10 feet over the boundary; he said they would provide an exhibit showing the exact location and adjust the consolidation plan accordingly. The commission required submission of revised plans showing at least two functioning test pits on the consolidated parcel, removal of test pit 2A from the plan if located off-site, accurate placement of the proposed absorption area, and a Planning Module signed by the SEO. The commission also asked for confirmation of existing wells/septic, location of driveways, Athena Drive ROW width, building setbacks and the managing member name for the owner's certification. Motion made by Paul Holleran and seconded by John Durco to recommend Tabling the plan subject to the conditions mentioned above. Vote on the motion: John Durco, Paul Holleran, and Connie Mattei voted for the motion. Motion passed unanimously.
The commission flagged the test-pit discrepancy as material to septic approval and required corrected survey evidence and SEO review before re-consideration.
