Planning commission recommends conditional approval for Zundel lot split to transfer to grandson

The Planning Commission recommended final approval May 7 for a Lot 101 subdivision proposed by Robert and Loretta Zundel to convey approximately 1.9987 acres to their grandson for the construction of a single-family home.
The commission noted the Westmoreland County Agricultural Land Preservation Board had already approved the plan but that the Board’s original signature must appear on the mylar. Other items required before recording included showing the abutting Parcel 57-20-00-0-010 on the plan, indicating pre-subdivision acreage, submitting a modification request to the Supervisors if the lot does not meet the 200-foot road frontage minimum (Section 414(A)(i)), and submitting a Planning Module signed by the SEO for on-lot sanitary approval. Solicitor Falatovich also recommended edits to ownership/dedication language and adding the requisite township and county certification blocks. Motion made by Paul Holleran and seconded by John Durco to recommend Final approval subject to the conditions mentioned above. Vote on the motion: John Durco, Paul Holleran, and Connie Mattei voted for the motion. Motion passed unanimously.
The commission also noted that if the grandson takes title jointly with his spouse, both should sign the plan, and that a revision number/date must appear on any new submissions before recording.
