Miranda Place site plan approved with traffic‑study condition after residents raise sight‑line and stop‑sign concerns

The Salem Township Board conditionally approved the Miranda Place subdivision and site plan on Jan. 15, tying final recording to completion of several conditions: an updated recordable plan, professional land surveyor certification, corrected plan notes (including removing the phrase "variances from"), identification of common elements, a revised Declaration of Planned Community consistent with solicitor recommendations, a stormwater O&M agreement, and developer financial security for road and storm infrastructure. The plan authorizes 31 units and the township noted DEP/FTMSA approval of sanitary taps was still pending.

The meeting included extensive public comment from Mark Drive residents who said sight lines and a proposed three‑way stop and advanced warning signage could create safety problems at a tilted curve. Several residents asked for an independent Traffic Impact Study; in response, the board added a Traffic Study/traffic‑engineer investigation as a condition before final recording. Property owner Gary Nese pushed back, saying the requested information could have been provided earlier: "You would have had the information you are asking for if you would have requested it beforehand," he said. The final motion to approve the site plan with conditions carried 2–1 (Supervisors Bob Zundel and Ken Trumbetta for; Kerry Jobe opposed).
