Rajeevianna said the agreement covers roughly 700 plus acres and runs for a time period of 10 years along Carolina Bays Parkway. Provisions discussed include reserving approximately 125 feet of right‑of‑way for a connector lane, developer‑funded connector and corridor road improvements, an associated road‑project agreement with separate design and permitting requirements, and traffic signal improvements tied to a 17‑bypass project. The presenter also said identified funding sources in the agreement include a multi‑county business park and a municipal improvement district and that the DA proposes a per‑unit fee of $5,800, a four‑acre reservation for county recreational facilities and a residential‑unit cap not to exceed 2,000 units.
The chair opened public input; no members of the public spoke and staff closed comment. No vote on the Pine Ridge agreement was held at the workshop. The item will follow the county’s normal public‑hearing and council review schedule.
