The Planning & Zoning Board voted on Aug. 14 to send a favorable recommendation to City Council for CPA2405 and RZ2409, a small-scale comprehensive plan amendment and associated rezoning to change three parcels on the south side of Palm Breeze Drive from commercial to low-density residential.
Staff said the three parcels total 0.72 acres and that under current stormwater standards and lot sizes, commercial development would be difficult; staff found the proposed conversion to low-density residential consistent with the neighborhood character. A nearby resident asked whether the amendment would increase density on the street; staff clarified allowable units under the requested designation.
A motion to forward a favorable recommendation to council passed on roll call.
