The Planning & Zoning Board voted to approve VA2415 for a detached accessory building at 3032 Unity Tree Drive, granting most requested variances but omitting the requested two-foot height allowance above the principal structure.
Staff outlined the applicant's requests: construct an accessory building more than 60% of the principal structure's square footage, reduce side and rear setbacks, allow 81% accessory-to-principal floor-area (applicant-submitted figures), and add a secondary paved driveway apron. Staff concluded the application did not meet all six criteria for a nonadministrative variance and did not recommend approval.
Applicant Dawn Redfern and contractor Bridal Stevens described intended uses including motorcycle rebuilding and storage, and indicated willingness to reduce height and building coverage to address board concerns. "We're asking for the 5-foot side setback just to make it easier…" the applicant said, explaining circulation and garage access needs.
Board members questioned the overall size and height. After discussion the board approved VA2415 with the height waiver omitted; the motion included the clarified condition that the previously requested two-foot height exemption (request #4) would not be granted. The approval was recorded by roll call.
