On Jan. 7 the Stephens County Planning Commission voted to forward proposed amendments to the Subdivision Ordinance (Chapter 66) that change definitions and approval procedures, including a new threshold requiring formal subdivision review when a parent parcel is divided into five or more lots within a 12‑month period. Staff also proposed removing exemptions for divisions that create no new street changes and for lots fronting existing county roads.
Staff explained the submission deadline for subdivision plats would be extended from 15 to 30 days before the commission meeting to allow compliance with state legal notice windows (15–45 days). Commissioners and staff discussed that the changes may increase workload for applicants and county staff but would provide more oversight of lot creation; staff said recently approved subdivisions that already front county roads would not be affected retroactively.
