Planning commission approves conditional use permit for Conley automotive property

The Pottawatomie County Planning Commission on May 21 approved a conditional use permit (CUP) request related to an existing automotive repair shop owned by applicant Jeremy Conley. County Planner Bridget Snow presented the staff report and explained the Unified Development Regulations require a 10-acre tract for a CUP for a used vehicle dealer; the applicant’s property is 4.45 acres on one side of the road, with more than 60 acres across the road.
Snow clarified that the CUP would apply to the repair shop property and not the applicant’s residence. There were no public comments on the item. John Dorobek moved to approve the CUP as presented; Travis Ross seconded and the motion carried unanimously. The minutes record no additional conditions beyond those required by the UDR and standard staff review.
The commission’s discussion focused on whether the tract configuration and surrounding land uses meet the UDR criteria regarding neighborhood character, potential impacts to nearby properties, and the balance of public health, safety and welfare against landowner hardship. Administrative follow-up will ensure the CUP is recorded and any required inspections or conditions are implemented.
