DTJ designer David presented three distinct concept frameworks for the Leggate Roundabout and explained how each balances landscape, hardscape and signage to shape driver perception and gateway identity.
"We never follow the rules. We always break the rules," David said as he introduced the three concepts and the design rationale for median banding, sign placement and sight-distance compliance. He showed plan views, model drive-throughs and night-lighting treatments and described a native, low-water planting palette intended to avoid turf and high-maintenance annuals.
Board members repeatedly raised traffic-safety and maintenance concerns and asked about pedestrian crossings, sight triangles and plant selection. Staff and David confirmed the proposed layouts respect sight-distance triangles and noted the pedestrian crossing for the I-25 approach will sit on the north side outside the primary landscape area. Members expressed a consistent preference for Concept 1—with caveats: removing two pilasters on the Happy Canyon approach and preparing plant lists that minimize water demand and long-term maintenance.
DTJ's modeler, John Vaccaro, toggled tree/shrub/gravel options to show lower-cost phasing alternatives; staff said the project will likely be multi-year and that council will receive the preferred option and the alternatives when the board forwards a recommendation. David and staff agreed to bring refined drawings, materials and a low-water plant palette to the next meeting.
