The Kane County Planning and Zoning Commission voted to recommend a zone change from Commercial‑1 to Commercial‑2 for a roughly 10‑acre parcel so the owner can develop a small campsite and permit dry camping and RV parking.
"We bought the acreage and it was just gonna be for a family of friends because I do monthly rentals and so a lot of times if people are behind, I'll take a trailer or something for trade," the applicant said while describing plans for about 10 sites and a few tiny‑cabin attempts. Staff confirmed that RV parks are not allowed in C1 zoning and that the owner will need a zone change followed by a conditional‑use permit and feasibility letters from the health department and UDOT for services and driveway access.
Commissioners asked about lighting, traffic and adjacent uses; staff reported no written public objections had been received though a sign was posted on the property. After no public commenters appeared, a motion to recommend approval was made, seconded and carried. The recommendation will go to the County Commission for final action.
