The Kane County Planning Commission voted unanimously on April 8 to recommend approval of Ordinance 2026‑11, a zone change that would reclassify parcel 2‑1‑33‑2 from Commercial 1 (C‑1) to Commercial 2 (C‑2). The rezoning would allow RV and dry‑camping uses and related development on the 10‑acre site.
Applicant Shawn Midkiff described proposed uses, saying the plan envisions “limited campsites, monthly rentals, and possibly adding small cabins and a museum.” Staff told commissioners that C‑2 zoning is required for RV park uses and that a subsequent conditional use permit with feasibility letters, and health and building approvals will be necessary before the project can proceed.
Commissioners discussed lighting, adjacent uses, the longstanding status of a neighboring RV park, and the need for state coordination and feasibility letters for highway access. With no public comments during the hearing, Matt Cox moved to recommend the zone change to the County Commission; Larry Crutchfield seconded and the recommendation passed unanimously.
