During the Feb. 18 meeting, planning staff described specific technical changes in the draft regulations affecting signage and accessory dwelling units (ADUs). Mr. Peck told commissioners the draft includes a provision "that will allow for doubling the size of a detached sign (to 48 SF currently the max is 24 SF) for a site that contains 100,000 SF of development/building construction." He also said small illuminated LED "open" signs should probably be allowed if kept small to help struggling businesses.
On ADUs, staff noted the standard in the draft has been changed to 30% (from 25%) to follow state statute. Peck confirmed both attached and detached ADUs would be permitted as of right in the revised Regulations. Commissioner DiPace raised safety concerns about removing a current Work/Live connection requirement, noting in part that "safety is very important, such as in the case of a fire or some other emergency." Peck suggested that if the connection requirement were removed, new language could require conformance with all Building and Fire Codes.
The draft also clarifies parking and includes some updated floodplain standards. Commissioners were asked to review Section 5 (Site Development Standards) and prepare comments for the March 11 public hearing.
