PZC debates larger monument signs for big sites; compromise of 32–36 sq ft proposed

The draft Regulations propose allowing detached monument signs of up to 48 square feet for sites with 100,000 square feet of development. Commissioner Joseph Gentile called 48 square feet "excessive" and suggested limiting larger signs to sites with at least seven tenants and capping size at 32 square feet, while Commissioner Christine Graesser preferred basing sign size on tenant count rather than total building area.
Chair Lisa Levin and Planning Director Hiram Peck cautioned tying size to tenant count because the number of tenants can change with interior renovations; Peck suggested a compromise of 32 or 36 square feet with a maximum height of five feet and adding a landscape plan requirement for detached sign applications. The Commission also confirmed continuing the existing prohibition on banners and flags, and staff will add the landscape plan requirement to the draft Regulations.
