Draft zoning rewrite heads to March 11 public hearing; staff says changes are mostly consolidation

Hiram Peck, Avon's Director of Planning and Community Development, told the commission on Feb. 18 that a consolidated and reorganized draft of the town's Zoning Regulations will be the subject of a public hearing on March 11. Peck characterized the rewrite as a consolidation and cleanup of existing sections rather than a set of sweeping changes to lot sizes or residential uses.
Peck said the draft introduces a "Use Table" in Section 4, reorganizes districts (rural, residential, commercial, industrial, overlay zones, and Avon Village Center), updates definitions in Section 2, and aligns language with Connecticut General Statutes Section 8-2. He noted the draft was forwarded to the Town Attorney for minor cleanup and that the draft incorporates some floodplain and parking standard clarifications and updates ADU standards to reflect state statute requirements.
Commissioners were asked to review signage standards in Section 5 and provide comments. Peck said any substantial public comments received on or before the hearing will be forwarded to the Commission and that the hearing could be closed and voted on March 11 or continued for further integration of comments.
