Town hears contractor update: HVAC ductwork 30% leaky, aerosol sealing scheduled

The Town of Farmington heard a construction update from Russ Mason, the general-contractor representative, who said contractors are slowly finishing punch-list items and have identified significant leakage in portions of the new building's HVAC ductwork.
"About 30%," Mason said when asked how bad the leakage was, stating the loss was discovered during balancing and that crews will return to seal the system.
Staff explained the planned fix: a contractor will close off outlets and apply an aerosol sealant inside ducts to fill joints and leaks. A staff member described the method as "basically just filling it with a a sealed spray, and then it's a 100% sealed." Town officials said the aerosol process is being used where ductwork is inaccessible without major demolition.
Mason said teams including KBE and SPA had met about the issue and that a change order for an unrelated access/door item will be prepared the week of Aug. 10. He said some sealing work has already been done and that the contractor will return at the end of August to complete the aerosol sealing work. Council members pressed contractors on closure timelines, with town staff saying the approach will remain in place until ductwork is replaced.
