Sweetwater County commissioners on March 18 unanimously approved three related land‑use actions to allow construction of a Maverick convenience store adjacent to the interstate.
Land use director Eric Bingham told the board the request stems from an old, partially built Covered Wagon subdivision and court proceedings that left legal descriptions in disarray. "This is the first step in cleaning up this area," Bingham said, explaining the partial vacation will remove several easements and enable a single‑lot Maverick Subdivision. He said the Planning and Zoning Commission recommended approval 4–0 and noted the approvals are contingent on related zone‑map and plat actions and collaboration with Project West on a waterline easement.
The board approved Resolution 25‑03‑CC‑01 (partial vacation), the zone map amendment from MH/RR to commercial and the Maverick Sweetwater Subdivision final plat, with the board noting staff must still receive the final mylar, a subdivision improvements agreement and a drainage/assurance package prior to recordation. Commissioners asked staff to correct an administrative numbering issue on the documents prior to signature. The board also recorded that DEQ had flagged soils that will require an advanced commercial septic system; Bingham said the plat will include that note and that the applicant has the standard six months to record once conditions are met.
The approvals clear the way for a one‑lot commercial subdivision located across from Love's Truck Stop and permit Maverick to pursue construction and site improvements once required agreements and documentation are completed.
