Sweetwater County commissioners unanimously approved a variance (resolution 25-04-ZO-04) and a related zoning-map amendment (resolution 25-04-ZO-05) April 15 to allow a ~6-acre Young-owned parcel to be rezoned from commercial to light industrial.
County planner Cassidy Brown explained that the property is nonconforming under current regulations because it does not meet the 10-acre minimum; staff said changing the zoning to I-1 would not increase the extent of nonconformity and that the variance requested was the minimum necessary for the potential buyer—Consolidated Rentals of Casper LLC—to proceed. Brown relayed agency comments from pipeline operators requiring written releases for work within recorded right-of-way and said YDOT indicated no objection to the access arrangement. "They are applying for a variance and then also a zone map amendment today. They are applying for a variance and then also a zone map amendment today," Brown said while outlining criteria and agency feedback.
Commission discussion acknowledged historic noncompliance in older subdivisions and debated whether small lots outside growth-management areas are an appropriate place for salvage and related industrial uses. After comments, the board approved both the variance and the rezoning with staff conditions.
