Board adopts temporary two-lot subdivision for Avante Apartments to enable construction financing

The Board adopted Resolution No. 02032025-02 allowing a temporary two-lot subdivision of Avante Apartments (200 Gilbertsville Road) for construction financing; the lots will be recombined following land development and several waivers were granted for plan requirements.
Solicitor Wendy McKenna explained a resolution to allow a temporary two-lot subdivision of the Avante Apartments parcel at 200 Gilbertsville Road so the developer can obtain construction financing. "This Resolution is for a temporary 2-lot subdivision of Avante Apartments located at 200 Gilbertsville Road, and is solely for construction financing purposes," McKenna said, and she described three waivers from the Subdivision and Land Development Ordinance that would be allowed to facilitate the immediate subdivision while land-development review proceeds.
The Board voted unanimously to adopt Resolution No. 02032025-02. McKenna emphasized that the subsequent land development application will follow the normal plan-review process and that outstanding items noted in the Pennoni review letter (Jan. 9, 2025) would be addressed at that time.
